The euríbor’s climb past 3% is a significant concern for those with variable-rate mortgages in the Canary Islands, as well as for potential buyers. This uptick could lead to an increase in annual mortgage payments by as much as 1,000 euros. Currently, the 12-month euríbor hovers near 3.25%, marking its highest level since July 2024 and exceeding August’s 2.954%.

Homeowners due for mortgage reviews will likely encounter higher monthly payments. For instance, a 150,000-euro mortgage over 25 years, with a 1% margin on the euríbor, might see monthly costs rise from 725 to 813 euros, totaling an additional 1,054 euros annually. The impact varies based on remaining balance, loan duration, and individual mortgage terms.

This increase stems from the European Central Bank’s recent decision to lift key interest rates by 0.25 points, a move influenced by inflationary pressures amid geopolitical tensions. The ECB aims for a 2% medium-term inflation rate, yet forecasts suggest a 3% average by 2026. Such economic uncertainty directly affects the euríbor’s trajectory, which could continue to rise if inflation pressures persist.
