Spain could let first-time buyers finance 100% of a home worth up to €250,000
The Spanish government has launched a new initiative aimed at first-time homebuyers, allowing them to finance the entire cost of properties priced up to €250,000. This program, called TU CASA, offers interest-free public loans managed by the Instituto de Crédito Oficial. This could make a significant difference in the Canary Islands, particularly in Tenerife, by making homeownership more accessible to those who have struggled to save for a deposit.
Although the Royal Decree-Law has been enacted, the full details of eligibility and operation are yet to be outlined by the Council of Ministers. The scheme is intended to supplement existing bank mortgages, potentially covering up to €50,000 of the deposit. This could invigorate interest in mid-priced homes across the islands, enabling buyers who can handle monthly payments but lack upfront savings to enter the market.
Prospective buyers should note that additional expenses such as taxes and registration fees are not included in this scheme. Furthermore, the resale price of homes purchased through TU CASA will be restricted, preventing immediate profit through resale. This measure is designed to stabilize the housing market rather than facilitate quick financial gains.
As the scheme awaits further clarification and congressional approval, it signals a promising shift for the Tenerife property market. Buyers should stay updated on the final guidelines, as this could unlock new possibilities in the region’s real estate scene, especially for those targeting properties within the €250,000 bracket.
